It doesn’t automatically add bank package fees, account fees, legal fees, valuation costs, stamp duty, or any FNPF withdrawals and government grants. Once you’re comfortable with the shape of these numbers, Flagship can layer in real bank-specific costs for BSP, ANZ, Westpac, BRED, HFC, FDB and others.
The maths here uses the same standard amortisation formula used worldwide. However, each lender has its own rounding rules, minimum repayment policies, and credit criteria. Treat this as a very good estimate, not an approval. Final repayments depend on your income, age, liabilities, security property and the specific bank you choose.
Extra repayments reduce the principal earlier, so future interest is calculated on a smaller balance. Even modest extras can shave years off the term and save substantial interest.
